The Application Process
Here is how it works.
STEP 1: Complete entire application and sign it.
- Shaffer Realty Rental Application *WE WILL NOT PROCESS INCOMPLETE APPLICATIONS (NO BLANK SPACES)
STEP 2: Complete the Rental Reference Request Form, the Credit Report Form and the Employment Verification Form
- NEW Rental Reference Request Form (Required)
- Employment Verification (Required)
STEP 3: Obtain the application fee of $50.00 per person in the form of certified funds or money order made payable to: Shaffer Realty, LLC (Required)
STEP 4: Mail/Deliver the application, rental reference request form & employment verification with your money order or certified funds to:
SHAFFER REALTY, LLC at 500 BAYLOR CT., SUITE B, CHESAPEAKE, VA 23320 Monday through Friday from 9 AM to 6 PM, or drop in mail slot to left entrance doors. Applications will only be processed Monday through Friday. (If you drop off an application, be sure to mark my name, Chris Faircloth on the outside of the envelope and seal the envelope). Our receptionish is NOT responsible for providing or labeling any submission materials nor will they be able to answer questions about the apppication process. All questions should be directed to us. I will not be responsible for lost applications if dropped off outside of regular business hours.
STEP 5: We will review the application and process it in a timely fashion. Complete processing of the application includes a response from all of your references, so we thank you in advance for your patience.
NOTE: We will be running your credit, we will be verifying your employment status, we will be speaking with your current landlord and running a report from NTN (National Tenant Network) which shows eviction histories. If you are unsure of your credit score or have been denied credit go to: www.equifax.com/fcra or call 800-685-1111 to have a copied mailed to you. If you are denied credit based on an equifax report you are entitled to a free copy, within 60 days.
FREE ANNUAL CREDIT REPORT - Aside from being entitled to the free report each time credit is denied, everyone is entitled to a free credit report, from each of the three Credit Reporting Bureaus Equifax, Experian & TransUnion.
